A little preparation makes a home inspection run smoother and more thoroughly, and that benefits everyone. Whether you are the buyer arranging the inspection or the seller getting your Dallas-Fort Worth home ready, here is how to set the day up for success.

If you are the buyer

Your main job is to show up ready to learn. To get the most out of the visit:

  • Bring a notepad or your phone for the walkthrough of findings.
  • Wear closed-toe shoes for the yard, garage, and any outdoor areas.
  • Write down questions in advance, such as the age of the roof and HVAC, or whether any cracks point to foundation movement in our clay soil.
  • Plan to join for at least the final part, when the inspector explains the key issues in person.

Ask the inspector which findings are safety concerns and which are routine maintenance, so you know where to focus during your option period.

If you are the seller

The single biggest thing you can do is make the home fully accessible. Inspectors can only report on what they can reach. Before they arrive:

  • Turn all utilities on. Electricity, gas, and water must be running so the inspector can test systems. A home with the power off often means a second visit.
  • Clear access to the attic. Move boxes away from the hatch so the inspector can get up there, which matters a lot in the Texas heat.
  • Open up the electrical panel. Remove anything blocking it so the cover can come off safely.
  • Provide a path to the HVAC, water heater, and furnace. Storage stacked around these units blocks a proper inspection.
  • Unlock gates, sheds, and the garage, and leave pets secured or off site.

Sellers can go a step further
