"It's brand new, why would I need an inspection?" It's one of the most common questions DFW buyers ask, and one of the most expensive assumptions you can make. New construction homes can and do have defects. Here's why an independent inspection still matters.

New doesn't mean flawless

Homes are built fast in high-demand North Texas markets, and builder crews are human. Inspectors regularly find issues in never-occupied homes: improperly installed windows and doors, gaps in roof flashing, inadequate attic ventilation, grading and drainage problems, HVAC sizing or installation errors, and plumbing rough-in mistakes.

The three inspections to consider

  • Pre-drywall inspection - done after framing and rough-ins but before the walls are closed, so issues are easy to see and fix.
  • Final inspection - a full evaluation once construction is complete, before your final walkthrough with the builder.
  • 11-month warranty inspection - timed just before your one-year builder's warranty expires, so covered defects get documented and repaired.

An independent set of eyes

The municipal inspector confirms minimum code compliance, not quality or your best interests. An independent inspector works for you, and gives you leverage to get issues fixed before closing rather than after you've moved in.
